Confused - Help me make the decision!

I am just about to apply for GC (mostly in EB2 perm - BE+ 7YR EXP. I am on L1B)

I browsed lot of websites/forums but there seems to be no consistency in information. I read a lot about Priority Date - I guess you cannot apply for I485 until your Priority Date becomes current.
BUT is it ALWAYS ALWAYS true? or are there any unexplained exceptions?
I know its hard ( almost impossible) but can anyone let me know the approx Minimum & Maximum years it will take to get my GC (assuming everything is approved and all that).
If minimum time is 4+ years - I am out of it - I can wait for couple of years and then file in EB1! Please help me make the decision!

It is really difficult to guess. But my GUESSTIMATE would be 3 to 6 years from your priority date. Note that you only get you priority date after labor approval, so add the time before labor approval…

To apply for 485 , your priority date has to be current.
